The Big Pond #03: Revitalizing Downtown Atlanta

When Jake Nawrocki had the idea of reviving the Southside of Atlanta’s downtown neighborhood – which could take up to 20 years – he had to find investors interested in a long-term commitment. He found a partner in Olaf Kunkat, a German real estate investor.

The Southside of Atlanta’s downtown is littered with boarded-up historic buildings that were once the center of the city. When real estate developer Jake Nawrocki had the idea of buying 48 of the buildings on eight city blocks and revive the neighborhood, he had to find investors for the unusual project.

U.S. real estate investors want quick returns, so Nawrocki found a partner in Olaf Kunkat, a German real estate investor, whose company Newport Holdings LLC, was looking to expand to the U.S. – Germans tend to invest for the long term, Nawrocki said, and reviving this part of Atlanta could take ten to 20 years. They have been welcomed by the few people actually living in the area and will start soon on renovating the historic buildings.
